ZRZ’s Dennis Allen said Greenleaf Juicing Co., which operates a single outlet on Pioneer Courthouse Square, will joinLovejoy Bakers at The Emery, 3155 S.W. Moody Ave. Greenleaf signed a 1,115-square-foot deal on Tuesday.
The 118-unit apartment building opened last month immediately south of the Ross Island Bridge.
The Emery is the first project on what the Zidell family envisions as a full-scale development on 33 acres it owns on both sides of the Ross Island Bridge. The family has operated businesses on the waterfront for more than 80 years, including Zidell Marine, its barge-building business.
Allen, who discussed the Zidell Yards project Wednesday morning at a breakfast organized by the Commercial Association of Brokers, said the company is in negotiations with tenants for two of the three remaining retail spaces at The Emery. The apartment units are 25 percent leased, he said.
Looking forward, Allen said ZRZ is studying two additional developments, both fronting Southwest Moody.
The first would be on a site immediately south of The Emery and could be either office or retail.
The second is a large site just sound of the Collaborative Life Sciences Building and the light rail bridge now under construction just north of the Zidell property.
Allen said the company is contemplating an office building, noting the site would allow it to offer floors up to 40,000 square feet.
Allen said the property, roughly the same size as the Hoyt Yards at the heart of the Pearl District, could be developed with up to 25 buildings over the next 10 to 20 years.
